Real timber floors in Brisbane don’t have to blow the renovation budget. The trick is knowing where the money actually goes in a timber floor — wear-layer thickness, grade, plank format, install method — and which of those you can dial down without ending up with something that looks cheap or fails in five years. This guide covers the budget-friendly timber options we sell out of our Brisbane showroom, the grades and ranges worth a look, and the install choices that move the needle on total cost.

Engineered timber is the budget answer

Solid hardwood is the most expensive way to put a real timber floor down. Engineered timber gives you a real-timber top layer (the lamella) bonded to a multi-ply or HDF core, which is why the cost per square metre is lower and why it handles Brisbane’s humidity swings better than solid boards. For most Brisbane buyers chasing a cheap timber floor, engineered is the practical answer rather than solid. We’ve costed the spec differences out in our engineered timber flooring prices guide.

It also matters because most Brisbane homes — especially newer builds and ground-floor renovations — sit on a concrete slab. Solid timber needs battens or a plywood overlay to lay over slab; engineered can go straight down with the right underlay. We’ve covered the slab-install detail in our guide on whether you can lay vinyl on a concrete floor, and the same subfloor principles apply to engineered timber.

Where the savings come from

Pick a feature or rustic grade

Timber is graded on how clean the face is. Select grade is the cleanest and most expensive. Feature and rustic grades show more knots, gum vein and natural colour variation — and cost noticeably less per square metre. For a relaxed Queenslander or a coastal-feel interior, feature grade often looks better than select anyway. Don’t overpay for a perfectly clean board if your design brief is character.

Drop to a 2 mm wear layer if you don’t plan to refinish

Engineered planks come with 2 mm, 3 mm or 4 mm real-timber lamellas. A 4 mm wear layer can be sanded back and refinished two or three times — that’s a 25-plus year floor. A 2 mm lamella can only be lightly buffed and recoated once, but it costs less. If you’re renovating a rental, a first home you’ll move out of in five to ten years, or a room that won’t see heavy traffic, a 2 mm lamella is a defensible saving.

Standard plank widths beat wide boards on price

Wide planks (220 mm-plus) look great in open-plan rooms but cost more per square metre and need a flatter subfloor. A 165 mm or 190 mm board lays well over a typical Brisbane slab with minimal levelling, and the price drops accordingly. Both Nature’s Oak Sierra and Blanc come in a 165 mm format that hits the budget brief without looking cheap.

Watch for clearance and end-of-line stock

End-of-line and clearance ranges are where the genuine timber bargains sit. The catch is that clearance lines are finite — if you find one you like and you’ve measured up, buy the whole job’s worth at once. A second order three weeks later may not be possible. Ask the showroom what’s on clearance and what’s incoming end-of-line; staff will usually tell you straight.

If pure timber is still over budget

If the gap between budget and engineered timber is still too wide, hybrid flooring with a realistic timber-look print is the next stop. It’s not real timber, but on a 2 m view test the better hybrid ranges are convincing, and they handle Brisbane’s wet-season spills and queen-sized storm events without complaint. Our best hybrid flooring brands in Australia page lists what we’d recommend, and the hybrid flooring cost guide gives you a like-for-like square-metre comparison against engineered timber.

DIY install vs. paying a fitter

Click-system engineered planks are designed to be DIY-friendly, and a confident handy owner can lay a small bedroom or study over a flat slab. The honest caveats: the subfloor needs to be flat to within about 3 mm over a 2 m span, the expansion gap at the perimeter has to be set out properly, and the first three rows decide whether the rest of the floor is square. If the room is large, awkwardly shaped, or has multiple doorways, the labour cost of a professional install usually pays for itself in offcut savings and a finish that doesn’t reveal mistakes near the skirting.

Come in to the Brisbane showroom

Photos online don’t tell you what a timber floor looks like under Brisbane daylight, and they don’t tell you how a 2 mm lamella feels different to a 4 mm one when you tap it. Bring a kitchen door swatch, a paint chip, and your measurements. We’ll walk you through the engineered ranges sitting in the budget bracket, show you what’s on clearance that week, and give you a straight number on supply-only or supply-and-install. Our Brisbane showroom carries the engineered timber and hybrid ranges mentioned here, plus underlay and trim to suit slab installs.
