What will it cost to install your floor?
Most quotes only show a single number. This estimator breaks installation down the way an installer actually prices it — labour, subfloor prep, removing the old floor, trims and stairs — so you can see where the money goes before anyone visits.
Before you compare quotes
Four things that move an installation price
Two quotes for the same floor can be $2,000 apart and both be honest. Almost always, it comes down to these.
How it’s fixed down
Floating over underlay is the quickest. Glue-down and direct-stick take longer, need more prep and cost noticeably more per m² — but they’re required for some products and some subfloors.
What’s already on the floor
Pulling up carpet is easy. Lifting glued vinyl or tiles is slow, dusty work, and the waste has to go somewhere. This line alone can swing a quote by thousands.
How flat the slab is
Manufacturers specify a tolerance, usually around 3mm over 2m. If the slab is outside it, the floor will move or creak. Levelling compound is cheap; ignoring it isn’t.
The finishing details
Skirting, scotia, door bars, undercutting doors, stairs. Small items individually, but they’re the most common thing missing from a cheap quote.

Untick anything you’re not flooring, and correct any number that looks wrong.
The reader uses dimensions printed on the plan. Where a room has no printed size it estimates from the drawing and flags it — those are the ones to check carefully. Treat the result as a good working number, not a survey; the fixed price comes from the on-site measure.

Floating / click system
Boards lock to each other and sit over underlay. They are not bonded to the slab.

Skirting, scotia or silicone?
They all finish the wall edge, but they look different and are not interchangeable.
Skirting
A full-height board fixed to the wall
- Usually replaces the old skirting
- Covers the floor’s expansion gap
- Best finish for a full renovation
Scotia
A small profile in front of existing skirting
- Avoids removing and repainting skirting
- Covers the expansion gap from the front
- Available white or floor-colour matched
Silicone
A thin flexible bead instead of a solid trim
- Minimal, near-invisible edge
- Useful only where the floor system permits it
- Never assume it suits a floating floor
Quick choice: replacing the wall finish → skirting; keeping the existing skirting → scotia; wanting a minimal bead → ask us to confirm silicone is allowed for the exact product. Skirting and scotia fix to the wall—not through the floating floor. Silicone is confirmed and priced after the flooring product is selected.
