For a vinyl floor laid in an Australian home in 2026, expect to pay roughly $35 to $120 per m² supplied and installed, with most jobs landing between $55 and $90 per m². The spread is wide because “vinyl flooring” covers everything from cheap sheet vinyl to thick click-lock luxury vinyl plank with rigid cores. Here’s what each product actually costs, what’s driving the rate, and how to read a quote.

Vinyl flooring supply and install prices in 2026

Ranges below cover the product, the labour, basic adhesive or underlay, and a standard residential install over a sound subfloor. Demolition, levelling and waterproofing are quoted separately.

  • Sheet vinyl: $35-$60 per m² supplied and installed. Cheapest option, comes in 2 m or 4 m wide rolls, glued down. Best for laundries, rentals and budget renovations.
  • Glue-down luxury vinyl tiles or planks (LVT/LVP): $55-$90 per m². 2-3 mm planks bonded to a flat subfloor with pressure-sensitive adhesive. Good acoustic performance and a flat finish.
  • Loose-lay luxury vinyl: $60-$95 per m². Heavier 4-5 mm planks with a friction backing, no glue, no clicking. Easy to lift a single plank if it gets damaged.
  • Click-lock luxury vinyl plank: $70-$110 per m². Rigid-core planks (typically 5-6 mm) with 5G or 2G click systems. Floats over underlay.
  • Premium luxury vinyl with thick wear layer (0.55 mm-plus) and acoustic backing: $90-$130 per m². The longest-lasting product, suited to rental properties and busy family homes.

What drives the price up or down

Wear layer thickness

The wear layer is the clear top film that protects the printed décor. Cheap vinyl runs 0.2-0.3 mm and scratches under chair legs. Mid-range residential is 0.4-0.5 mm. Light commercial sits at 0.55 mm and up. Doubling the wear layer typically adds $10-$20 per m² to the supply price but roughly doubles how long the floor lasts.

Subfloor condition

Vinyl is unforgiving — every bump telegraphs through. If your slab needs self-levelling, add $25-$45 per m². If old tiles or carpet need ripping up first, that’s another $20-$50 per m². Underlay

Click-lock products usually need an acoustic underlay (or the underlay is pre-bonded to the plank). Glue-down products don’t take an underlay at all. Room size and layout

Big rectangular rooms are quick. Small rooms with lots of doorways, vanities and cuts around fittings take twice as long per m². Most installers will discount the per-m² rate on jobs over 40 m². Under 15 m² often carries a minimum-job fee — typically $400-$600 — regardless of the m² rate.

How to read a vinyl flooring quote

A clean quote breaks out four lines: the product (per m² supplied), the labour (per m² installed), the prep (levelling, demolition, moisture barrier if required) and the trims (skirting, scotia, transition strips). If you’re seeing a single all-in number with no breakdown, ask for one. It’s the only way to compare two quotes that look like they’re for the same job but aren’t.

Three things to confirm before you sign:

  1. What’s the wear-layer thickness in microns or millimetres? Don’t accept “premium” as an answer.
  2. What’s the warranty, and does it cover the install or just the product?
  3. Is the subfloor prep included, or is it a variation if the slab needs work?

Where vinyl is the right call

Modern luxury vinyl is fully waterproof, quieter underfoot than tile, and roughly half the labour cost per m² of timber. It’s the right answer for kitchens, laundries, ground-floor open-plan areas and rental properties. It’s not the right answer if you want a real-timber underfoot feel — that’s where engineered timber earns its higher price.
