Flooring is one of the few renovations that changes the feel of every room at once, which is why real estate agents so often suggest it before a sale. Putting a dollar figure on the return is harder. There is no reliable Australian study that says “timber adds X per cent”, and the figures quoted online usually come from American surveys. What we can tell you is what we see from customers selling after a floor upgrade, and how to spend so the return is there.
What flooring does at sale time
- It removes an objection. Worn carpet, dated tiles or scratched laminate make buyers mentally deduct a renovation cost, and they usually deduct more than the job would cost. New floors take that deduction off the table.
- It photographs. Listing photos of a light, continuous floor through the living areas are what pull people to an open home.
- It signals a maintained house. Buyers assume a home with fresh floors has been looked after elsewhere.
Which floors buyers pay for
Agents we work with in Brisbane and Sydney consistently rank real timber first, then a good hybrid or laminate in a modern colour, then carpet in bedrooms only. Buyers respond to timber, engineered or solid, in living areas; they rarely pay extra for carpet through a whole house, and dated tile or vinyl sheet in living rooms counts against a home. A hybrid floor in a natural oak or blackbutt tone reads as “new floors” to most buyers at a fraction of the cost of timber, which is why it has become the pre-sale default.
Spending for a return
- Living areas first. The rooms buyers walk through and photograph. Bedrooms can keep clean carpet.
- Neutral colour. Natural oak, blackbutt, greige. A strong colour narrows the buyer pool.
- Match the house. A $150 per square metre timber floor in a $500,000 unit will not come back; a $45 hybrid will. In a $2 million house the reverse is true.
- Continuous flooring. One floor through the open-plan area, with no change at the kitchen, makes a home feel bigger.
- Do the prep. A cheap floor laid badly is worse than the old floor.
A rough rule
Most agents suggest keeping pre-sale flooring spend to 1 to 2 per cent of the expected sale price, and our experience is that a well-chosen floor at that level is recovered in the sale price and, more importantly, in the speed of the sale. What buyers notice first
At an open home people form an impression in the first few seconds, and the floor is a large part of it because it is continuous through every room they walk. Scratched boards near the entry, a carpet join lifting in a doorway, or three different floors visible from one spot all read as work to be done. Fixing those specific things often matters more than replacing every floor in the house. If the budget only stretches to one area, spend it on the entry, hallway and main living space.
